Application Overview

For your application to be considered complete, you must meet the following requirements and upload the required documents to your application:

IDENTIFICATION: Front and back of a driver’s license or state-issued identification card, or a scan of a passport.

PROOF OF INCOME: Applicants are required to have a net monthly income of 2x the monthly rent. Please upload one month’s worth of your most recent pay stubs, showing net monthly income. For folks paid on a bi-weekly basis, this means two pay stubs. We can also accept job offer letters if they are signed and can be verified with a company representative. If you are non-salaried, have a non-standard income, or are a business owner, please upload your most recent tax forms.

PROOF OF ASSETS: Applicants are required to have proof of liquid assets showing at least 2x the monthly rent. Please upload a recent bank statement from a checking or savings account that verifies that you have 2x the monthly rent on-hand. Your name, the date, and the amount in the account need to be shown, but you're welcome to redact any transactions or additional information.

CREDIT & RENTAL HISTORY + BACKGROUND CHECK: Applicants are required to undergo a credit check and show proof of positive credit history. Please provide a valid SSN. If you have a freeze on your credit report, please be sure to lift the freeze before applying. If you do not have a SSN, please contact members@nest-dc.com for a by-pass option.

RENTAL HISTORY + REFERENCES: Applicants are required to provide 3 years of residential history to include contact information for their current and previous landlord and 3 personal references.

CO-SIGNER (OPTIONAL): The requirements for co-signers are slightly higher than for occupants. Co-signers must also meet either a minimum net income requirement of 3x the monthly rent OR a minimum liquid asset requirement of 5x the monthly rent. If you do not have a traditional co-signer, we partner with a program called the Guarantors (https://www.theguarantors.com/) that can step in as an acting co-signer.

    Even easier, tell us a bit about yourself and the Leasing team will match you to a perfect room!

  • 📝Submit Your Application.

    Using the “Apply Now” link in the top right of the listing, complete your property application. Don’t forget to attach all the required documents! This will prevent any delay in processing your application.

  • ✅ Sign Your Lease.

    Within 48 hours of submitting your application, a member of our Leasing team will connect with you. If your application is complete, they will confirm your details and send a lease out for signing!

  • 🚛Move-In & Enjoy DC!

    Review and sign your lease, and start packing for move-in! The non-refundable move in fee and first month’s rent are due at the time of lease signing. Once your lease is finalized, the team will provide you with all the information you need to move into your new home.

Plus, with everything included in your monthly rent—furniture, utilities, internet, and even cleaning—you save on those pesky extra fees and moving costs. With all furniture provided, you can stress less about moving and more about enjoying your new home! 

  • Rent in one of our co-living spaces includes your own room, furniture, all utilities, internet, cleaning services, and basic kitchen supplies—everything you need for a hassle-free lifestyle. No more worrying about fluctuating bills—just one simple payment that covers it all, making budgeting a breeze! 

    *Please note that we do not store any furniture already in the rooms.

  • Absolutely! All our suites are co-ed, offering the flexibility and autonomy you need while living in a diverse, respectful environment.

  • Each co-living room is designed for single occupancy to ensure everyone has their own personal space. It’s all about finding that perfect balance between community living and personal privacy. 

  • As much as we love our furry friends, pets aren’t allowed in our co-living spaces. We want to maintain a clean and comfortable environment for all our residents. 

  • Our buildings don’t offer off-street parking, but don’t worry! They’re located in walker-friendly areas and close to metro stations, so you’ve got plenty of convenient transportation options.

  • Yes, all bedroom doors lock from the inside, giving you the security and privacy you need. 

  • Our professional cleaners take care of the common areas once a week, so you can enjoy clean and tidy shared spaces. You’ll be responsible for keeping your own room and private bathroom in order.

  • No need to worry about maintenance! Our dedicated team is here to handle any issues that come up. Just submit a request through your resident portal, and we’ll take care of it, usually within a day or two.

  • We’ve got community guidelines in place to make sure everyone enjoys a respectful, secure living environment. If you want to meet your potential suitemates before moving in, we can help arrange an introduction—it’s all about making you feel at home from day one! 

  • No surprises here! Your monthly rent covers everything you need. There’s a one-time, non-refundable $500 move-in fee and a $52 application fee, but other than that, you’re all set. 

  • Of course! We’d love to show you around. Schedule a tour to explore the space and meet the community—it’s the best way to see if it’s the right fit for you.

  • Moving in or out is a breeze with our straightforward process. We provide all the details you’ll need, and our team is here to assist with any questions or special requests along the way. 

  • Yes, we have quiet hours to ensure everyone can enjoy a peaceful living environment. These times are clearly outlined in our community guidelines.
